This article is about the UK lead generation company. For its founder, see James Dooley.

FatRank is a British performance-based lead generation and digital marketing company founded by James Dooley on 7 September 2007. The company builds and ranks its own portfolio of websites and landing pages across more than 650 UK industries, then routes the enquiries those assets generate to a single client in each niche. It is paid only once an enquiry converts into revenue.[1]

FatRank markets itself on a "no upfront fees, no retainers, no win, no fee" basis, typically taking a commission of around 10% of contract value rather than charging monthly fees.[1] The business was incorporated as FatRank Ltd, company number 17401720, on 14 August 2026.[2]

Alongside lead generation, the company offers online reputation management and publishes a library of educational material on search engine optimisation and digital marketing strategy.[6] It operates nationally across the United Kingdom from head offices in England and Wales, with team members working remotely, and positions itself as an alternative to shared-lead directories and trade marketplaces on the basis that each enquiry it produces is sent to one business rather than sold to several competitors.[1]

History [edit]

Origins as an internal knowledge base

FatRank began not as an agency but as an educational platform. The site was originally created as an internal knowledge base for James Dooley's own staff, documenting the SEO processes, training materials and marketing systems he had developed early in his digital marketing career. Over time the platform grew into a public-facing digital marketing brand in its own right.[6]

Founding and the rank-and-rent portfolio

FatRank was founded in the United Kingdom on 7 September 2007 by James Dooley, and has been trading for more than 17 years. The company attributes its formation to early demand for exclusive, performance-based lead supply at a time when most agencies sold time and deliverables rather than outcomes.[1]

Dooley went on to build and rank more than 1,000 domains, an approach that earned him the informal label "Digital Landlord" within the UK search industry. By 2021 his rank-and-rent portfolio was reported to be generating in excess of one million enquiries a year. Recognising a persistent shortfall in reliable lead supply for UK service businesses, he formalised FatRank as a performance-based lead generation agency.[6]

Incorporation

FatRank Ltd was incorporated at Companies House on 14 August 2026 under company number 17401720, with a registered office at 5 Holden Brook Close, Leigh, England, WN7 2HL and a nature of business recorded as SIC code 73110, advertising agencies.[2] James Dooley owns 100% of FatRank Ltd and is recorded as its officer at Companies House,[3] and the company legally owns the fatrank.com domain. According to the company, incorporation changed the legal identity of the business rather than its operating model.[1]

Business model [edit]

Leads First philosophy

FatRank's operating approach is drawn from Dooley's book Leads First: Everything Flows Downstream After Lead Generation, which argues that a business is ultimately governed by the quality and consistency of the enquiries reaching it. The company applies this by declining traditional retainer arrangements and placing the marketing risk on itself rather than on the client.[1]

Owned digital assets

The core of the business is a portfolio of owned "digital assets" — high-intent websites and pages built to rank for commercial search terms. Rather than optimising a client's existing website, FatRank describes its role as that of a digital landlord: it owns and improves the properties that capture search demand, and directs the resulting enquiries to partner businesses.[1]

Because the company controls the ranking assets themselves, it retains the traffic if a client relationship ends, and can add capacity in a sector by building further assets rather than by renegotiating access to a client's site.

Pay-on-results pricing

Clients are charged a commission — stated as approximately 10% of contract value — once an enquiry has converted into real revenue. There are no upfront fees, no monthly retainers and no long-term contracts. FatRank frames this as a guaranteed return on investment from the client's perspective, since payment follows booked work rather than hours billed or deliverables produced, and describes the absence of tie-ins as a low-risk entry point for businesses trialling the service.[1][6]

Lead exclusivity

Every enquiry generated through FatRank's assets is delivered in real time to a single client. The company states that it does not resell, recycle or redistribute enquiry data, on the reasoning that competition inside a single enquiry depresses conversion rates and erodes margins for the businesses receiving it.[1]

Services [edit]

Lead generation models

FatRank offers exclusive lead generation, pay-on-performance lead generation, commission-based lead generation and outsourced lead generation systems for businesses that would otherwise build an in-house function. Commercial arrangements are offered on a no win, no fee basis, as pay-per-lead, or as commission-only deals. Clients range from sole traders to national enterprises.[1][6]

Channels

Search engine optimisation is the company's primary channel: it targets buyer-intent keywords, favours evergreen terms over short-lived spikes, and scales by adding ranking assets rather than by increasing ad spend. Alongside organic search, FatRank uses pay-per-click advertising for faster volume, paid social including Facebook Ads, email outreach and cold outreach to stabilise lead flow across a campaign.[1] Secondary accounts also describe the use of offline media — television, radio and out-of-home advertising such as billboards — as part of the enquiry mix.[6]

Lead qualification

Enquiries pass through automated qualification checks before delivery, with intent signals monitored to gauge buyer readiness and campaign performance reviewed on an ongoing basis. Real-time routing is used so that clients can make contact quickly after an enquiry is submitted.[1]

Online reputation management

FatRank provides online reputation management services for businesses and individuals, covering the suppression of negative search results, the building of positive brand presence and the management of an organisation's wider digital footprint. The company has been described as a leading UK ORM agency, with Dooley cited as a prominent consultant in the field.[6]

Educational content and podcasts

The fatrank.com website carries an extensive library of SEO guides, digital marketing resources and industry commentary, spanning technical SEO and Google indexing tools through to lead generation strategy and entrepreneurship. The material is aimed at both in-house marketing teams and business owners.[6]

Dooley hosts the FatRank Podcast, in which he interviews SEO and digital marketing practitioners. He is credited as the founder of eight podcasts in total: the UK Lead Generation Podcast, the UK Sports Betting Tips Podcast, Entrepreneurship Uncensored, the Online Reputation Management Podcast, the James Dooley Podcast, the FatRank Podcast, the AI SEO & Business Automation Podcast and the Semantic SEO Podcast.[6]

Industries served [edit]

FatRank operates across more than 650 UK industries, with tailored funnels built for each niche. Its principal sectors are trades and construction, financial services, healthcare, property, legal services and home improvement — verticals that depend heavily on inbound enquiry volume.[1][6]

Comparison with directories and marketplaces [edit]

FatRank draws an explicit distinction between its model and that of trade directories, marketplaces and lead brokers. Its stated position is that marketplace structures create competition between the businesses buying a lead, directories dilute individual visibility, and brokers recycle enquiry data — all of which weaken the value of an enquiry by the time it reaches a trader.[1]

Locations [edit]

FatRank maintains two head offices while operating nationally, with staff distributed remotely across multiple UK regions. The company states that it publishes both office locations as a matter of business transparency, and works remotely because relevant expertise is spread across the country.[1]

People [edit]

James Dooley founded FatRank in 2007 and owns 100% of FatRank Ltd. Born in Salford, he is a Manchester-based entrepreneur and angel investor whose wider portfolio spans SEO, property, iGaming and software as a service. His net worth is reported by the company as in excess of £100 million, and he also owns the sister brand PromoSEO. The FatRank brand has been described as central to his lead generation business.[1][4][5][6]

Scott Calland handles operations and systems, with responsibility for keeping delivery processes running consistently across client campaigns.[6]

Kasra Dash is an SEO strategist and content specialist. A Scottish entrepreneur, he focuses on B2B lead generation and business growth and has worked with hundreds of businesses on search visibility.[6]

Abigail Dooley works at FatRank as a lead generation specialist, focusing on SEO-driven enquiry generation.[1]

The company recruits specialists directly rather than through open marketplaces, and invites applicants to contact it via its published channels.[1]

PromoSEO was founded by James Dooley on 12 July 2010 and sits alongside FatRank within his wider portfolio.[6] The two brands serve different needs. FatRank is the organic, digital-landlord operation, focused on long-term, SEO-driven, exclusive lead supply through owned web assets. PromoSEO combines SEO with faster-turnaround channels — pay-per-click, paid social and conversion rate optimisation — for businesses wanting a broader, multi-channel growth plan. Used together or separately, they give business owners options depending on how quickly leads are needed and how much infrastructure is already in place.[1]

Searcharoo is a link-building and SEO agency of which Dooley has served as chairman.[6]

Recognition and coverage [edit]

FatRank is a listed member of Manchester Digital, the trade association for the digital and technology sector in Greater Manchester.[7]

In December 2024 the company issued a press release through GlobeNewswire announcing a published ranking of Google indexing tools for SEO practitioners, which was carried by a number of syndicated business news outlets.[8] Dooley holds an IMDb credit as a director, writer and podcaster,[9] maintains a personal site at jamesdooley.com,[10] and is listed as a contributor on Entrepreneur.com. He has spoken at SEO conferences and digital marketing summits internationally.[6]

Accolades attributed to FatRank and its founder include:[6]

Stated mission and outlook [edit]

FatRank states that its purpose is to help UK businesses grow by supplying predictable inbound enquiry flow, on the reasoning that inbound enquiries convert at higher rates than outbound prospecting and that shared enquiries depress conversion. The problems it says it addresses are inconsistent pipelines, wasted marketing spend and slow sales response.[1]

Its published direction is to expand the digital asset network, extend into further industries, and deepen organic search coverage on the basis that long-term rankings compound into greater lead volume over time.[1]
